| dc.description.abstract | การศึกษาครั้งนี้มีวัตถุประสงค์เพื่อศึกษา 1) ปัจจัยที่มีผลต่อการลงทุนธุรกิจ อสังหาริมทรัพย์ประเภทอาคารชุดในเขตกรุงเทพมหานคร และ 2) วิเคราะห์ความสัมพันธ์ของปัจจัยที่มี ผลต่อการลงทุนธุรกิจอสังหาริมทรัพย์ประเภทอาคารชุดในเขตกรุงเทพมหานคร ข้อมูลที่ใช้ในการศึกษาเป็นข้อมูลทุติยภูมิ ประเภทอนุกรมเวลารายปี ในช่วงปี 2542 ถึง 2556 รวมระยะเวลา 15 ปี เพื่อใช้วิเคราะห์เชิงปริมาณในส่วนของปัจจัยที่มีผลต่อการลงทุนธุรกิจ อสังหาริมทรัพย์ประเภทอาคารชุดในเขตกรุงเทพมหานคร และวิเคราะห์ความสัมพันธ์ของปัจจัยที่มีผล ต่อการลงทุนธุรกิจอสังหาริมทรัพย์ประเภทอาคารชุดในเขตกรุงเทพมหานครโดยใช้วิธีวิเคราะห์การ ถดถอยพหุคูณด้วยวิธีกําลังสองน้อยที่สุด และใช้จํานวนหน่วยของอาคารชุดที่จดทะเบียนในเขต กรุงเทพมหานครแทนการลงทุนธุรกิจอสังหาริมทรัพย์ประเภทอาคารชุดในเขตกรุงเทพมหานคร ผลการศึกษาพบว่า ปัจจัยที่มีผลต่อการลงทุนธุรกิจอสังหาริมทรัพย์ประเภทอาคารชุดใน เขตกรุงเทพมหานครประกอบด้วย ดัชนีราคาอาคารชุด ปริมาณสินเชื่ออสังหาริมทรัพย์ รายได้เฉลี่ยต่อ หัวของประชากรในเขตกรุงเทพมหานครผลิตภัณฑ์มวลรวมในประเทศ อัตราดอกเบี้ยเงินกู้ ดัชนีราคา วัสดุก่อสร้าง และอัตราค่าจ้างแรงงานขั้นต่ำในเขตกรุงเทพมหานครจากการวิเคราะห์ความสัมพันธ์ของ ปัจจัยที่มีผลต่อการลงทุนธุรกิจอสังหาริมทรัพย์ประเภทอาคารชุดในเขตกรุงเทพมหานคร พบว่าดัชนี ราคาอาคารชุด ปริมาณสินเชื่ออสังหาริมทรัพย์ รายได้เฉลี่ยต่อหัวของประชากรในเขต กรุงเทพมหานคร และผลิตภัณฑ์มวลรวมในประเทศ มีความสัมพันธ์ในทิศทางเดียวกัน ส่วนอัตรา ดอกเบี้ยเงินกู้ ดัชนีราคาวัสดุก่อสร้าง และอัตราค่าจ้างแรงงานขั้นต่ำในเขตกรุงเทพมหานคร มี ความสัมพันธ์ในทิศทางตรงข้าม ที่ระดับความเชื่อมั่นร้อยละ 95 | th_TH |

| dc.description.abstractalternative | This study aimed to study 1) factors affecting the real estate business investment of condominiums in Bangkok Metropolis and 2) to analyze the relationship of factors affecting the real estate business investment of condominiums in Bangkok Metropolis. The study employed quantitative analysis to explore factors affecting the real estate business investment of condominiums in Bangkok Metropolis and analyzed the relationship of factors affecting the real estate business investment of condominiums in Bangkok Metropolis by using annual time series secondary data during 1999 to 2013 for a total of 15 years. The data were analyzed using the multiple regression analysis by ordinary least squares method. The number of condominium units registered in Bangkok was taken to present the real estate business investment of condominiums in Bangkok Metropolis. The results of the study were as follows: Factors affecting the real estate business investment of condominiums in Bangkok Metropolis consist of condo price index, real estate loans, the average income per capita in Bangkok, gross domestic product, the interest rate loan, construction materials price index and minimum wages rate in Bangkok. Condo price index, real estate loans, the average income per capita in Bangkok and gross domestic product were founded positive relationship. The interest rate loan, construction materials price index and minimum wages rate in Bangkok were founded negative relationship at 95% confidence level | en_US |
